Chillicothe Industrial Park

The Chillicothe Area Industrial Park (CAIP) is a fully developed, full-service industrial park. Utilities including water, sewer, natural gas, and electricity are installed in the park and are designed to provide adequate capacity now and in the future. Plus, industrial quality roads and railroad access are also available.

Chillicothe, Missouri, has all the advantages of being a "city in the country." This Northwest Missouri community offers its residents all the amenities and facilities of a larger city while maintaining the advantages of "country life". As big-city residents and businesses have tired of big city problems and overcrowding, more people and industries have begun to "return to the land," including relocation to Chillicothe. This is the heartland of America where the work ethic and quality of life are strong, and the labor force is the backbone of solid industrial growth.

The Chillicothe Area Industrial Park is home to:

Americold

chose Chillicothe as one of their 183 sites worldwide, after acquiring Cloverleaf Cold Storage in 2019.  The company, which owns, operates, and develops temperature-controlled warehouses, connects producers to retailers, food service providers, and consumers. The warehouse employs 105 people.

DeLaval

is a full-service supplier to dairy farmers. The company develops, manufactures and markets equipment and complete systems for milk production and animal husbandry. The company relocated from New York to Chillicothe and employs 45 people.

Mauser Group

IBC North America, Inc., and Clean Tide Container, which opened a new facility in 2013, have been sold to Mauser Group, a worldwide leading company in industrial packaging based in Germany. The company manufactures and refurbishes intermediate bulk containers. 60 new jobs were created.

Sonoco

is a multi-billion dollar global provider of consumer packaging, industrial products, protective packaging, and packaging supply chain services. From their headquarters in Hartsville, S.C., and more than 340 operations in 34 countries, they produce packaging for a variety of industries and many of the world’s most recognized brands, serving customers in 85 nations. The Chillicothe facility focuses specifically on providing food packaging for the frozen food industry in North America and employs 125 people.

T&R Soil Service

has been a fixture in Chillicothe, Missouri, for over 50 years.  The business, which employs 10, is owned jointly with Butterfield & Associated Grain, Inc. of Meadville and other local investors. Main services include the Sale of agricultural chemicals, fertilizers, seed and feed, as well as, the Custom application of all fertilizers and chemicals.

WireCo WorldGroup

is the world's leader in manufacturing, engineering, and distributing wire rope, synthetic rope, specialized assemblies, wire products and electromechanical cable. The Chillicothe plant, which includes the high carbon wire and strand divisions housed in a 300,000-square-foot plant, employs approximately 80 people.

Farmers’ Electric Cooperative provides electricity for the park. The Cooperative is managed locally and dedicated to providing its Members with service and assistance needed to help them expand or locate in the Chillicothe area. The utility enjoys a 99.9% reliability factor. There is no franchise fee.
